Byers History

Byers Place sits on a 76,000 square foot parcel that, in the previous century, was the sand lot ball field for the nearby former Byers Middle School. This school was named after William Byers, one of Denver’s first newspaper publishers and promoters. The ball field has a rich history as a meeting place and neighborhood landmark.

More than a decade ago, the Byers School closed; the ball field became surplus school district property that the City & County of Denver later acquired. In 2005, Denver City government and the West Washington Park Neighborhood Association embarked on an effort to sponsor development of the property in a fashion compatible with the surrounding historic neighborhood. This endeavor led to a formal request for proposals issued to Denver’s residential development community, and ultimately, to the selection of Arcadia Properties, Inc. as the project developer and land purchaser.

A Thoughtful Concept

Denver City and the West Washington Park Neighborhood Association chose Arcadia Properties, Inc. for its unique development concept for this parcel, and for its experience in planning, developing and constructing urban residences within many Denver neighborhoods. Our concept of diminutive, beautifully designed single-family homes on smaller lots has remained unchanged during neighborhood review and municipal plan approval.

The Byers Place Master Plan consists of 19 detached single-family homes, ranging in size from 1,100 SF to 2,000 SF on parcels of approximately 3700 SF. The resulting density of about 10.5 homes per acre matches the existing density of the surrounding neighborhood.  And that is the overall objective: to fit in, to integrate with the West Washington Park neighborhood, one of Denver’s premier urban villages.

Finishes

Yet these homes will look and be lived in differently than their neighbors. Open, efficient “loft like” interior design will feature premium finishes. Each home will include beautiful outdoor living spaces for entertainment and gardening. In addition, all homes will have finished basements, along with generous storage areas. Finally, a detached two-car garage for each home will be joined by common wall with that for an adjacent residence.
